JR Smart has appointed McCann and Partners to assist with the achievement of WELL Building Standard at its new John Street office development in Cardiff City Centre.

The independent property development specialist is aiming to ensure its 107,000ft2 building, under construction on Callaghan Square, achieves a WELL Core and Shell rating - a pathway for buildings seeking to implement fundamental features to benefit tenants.

The building will be independently rated for its performance with regards to its qualities in seven key categories - air, water, nourishment, light, fitness, comfort and mind.

Michael Davey (Associate Director) of building services consultancy McCann and Partners said: “We are delighted to be providing MEP Design, BREEAM and WELL AP services for the development, alongside a project team led by JR Smart including Gleeds, RVW, Morgan2Morgan Architects and Knight Frank."

“The team has worked closely on optimising the sustainable design elements of the development, which will lead to the building becoming certified by the International WELL Building Institute (IWBI).”

The John Street building will provide outstanding office space capable of accommodating more than 1,000 people when it is completed in 2022. It will include a coffee shop and tenant’s business lounge, as well as a 3,500ft2 roof-top terrace; providing tenants with spectacular views of the City Centre, Cardiff Bay and beyond.

JR Smart has over 40 years’ experience in the development industry, and has developed more than 3.5 million ft2 of commercial property throughout South Wales.

Gareth Smart of JR Smart said: “We are delighted that McCann and Partners are assisting us to achieve what is believed to be the first WELL Building Standard scheme in Wales. With occupant health and wellbeing an increasingly important factor to occupiers, we are excited to implement measures that will create a healthy environment for all in John Street.”
